Built-Up Loft Floor

When framing in the loft floor in your timber frame, here is something to consider... Do you want to see sheetrock or some other material as the first floor's ceiling? For right now, let's just say that the other material is tounge and groove (T&G) planks.

If you are using sheetrock, here is what we recommend...

  1. Lay down 1x4 boards centered on the beams that will support the floor.
  2. Measure and cut the sheetrock to fit in between those boards.
  3. Last, while taking care not to walk on the sheetrock, frame in the floor on top of the spacers.

If you are using T&G, here is what we recommend...

  1. Lay down your T&G and fasten it to the timber frame beams. The 1x4 spacers are not needed for T&G. (Take care from now on to only walk on your nailing pattern so you don't fall through!)
  2. Second, frame your floor right on top of the T&G. (TIP: Before laying down floor joists, attach a 2"strip of tar paper on the bottom of the joists. This helps you avoid squeaky floors.)

Framing the floor...

  1. Install mechanicals while laying out the 2x joists (see pictures below).
  2. Before covering the floor framing with 3/4" T&G ply, make sure all the mechanicals are installed and completed.
  3. Lay 3/4" T&G plywood.
  4. You're ready for the floor finishes (carpet, tile, wood, etc.)!

Once the framing is done and the flooring is down, you're done!
